Asking price vs transaction price
NBP statistics compare average prices from listings and from notarial deeds. The gap doesn't mean every flat can be talked down 14% — partly it exists because expensive listings sit for a long time or never sell. But it shows there's room to negotiate on the resale market.
What gives you leverage
- Transaction prices of similar flats from the Real Estate Price Register (RCN).
- Time on market and price cuts in the listing's history.
- Defects and renovation costs found during the inspection.
- Financing ready: a bank decision or cash.
- A flexible handover date that suits the seller.
New builds
With developers you rarely negotiate the price itself, more often extras: a parking space, storage, payment schedule, finishing. Developers must publish their prices, so offers are easy to compare.
How we negotiate
Before talking to the seller we prepare a comparison of local transactions and a legal and technical report. We make the offer in writing, with reasons and a deadline — so the seller takes it seriously.
