What we check before signing
- The information prospectus and the developer's track record (completed projects, delays).
- The plot's land register and the financing bank's mortgage.
- Type of escrow account — open or closed.
- Building permit and zoning around the development.
- Payment schedule and penalties for delay.
The developer contract
The developer contract is signed before a notary. Notary costs are usually split 50/50 with the developer. After completion you sign the ownership transfer — that's when the flat's land register is opened.
Technical handover
It's worth going with a specialist: we check plumb, angles, plaster, windows, installations and damp. Defects go into the protocol — the developer responds within 14 days and fixes accepted defects within 30 days.
