Key facts
  • Read the register free of charge at ekw.ms.gov.pl using its number (e.g. WR1K/00012345/6).
  • Section II: the seller must own all shares.
  • Sections III and IV: easements, claims, enforcement, mortgages.
  • A notice (wzmianka) means a pending application — always ask what it concerns.

Step 1. Get the register number

The seller provides it or it's in the listing. Format: court code (WR1K for Wrocław), number, check digit.

Step 2. Read the sections in order

  • I-O — do the address and area match the listing?
  • I-Sp — share of the land and common parts.
  • II — owner, basis of acquisition, all co-owners.
  • III — easements, life tenancy, claims, bailiff.
  • IV — mortgages: amount and bank.

Red flags

  • A notice of a pending application.
  • Bailiff enforcement in section III.
  • An owner other than the person selling.
  • A residence easement or life annuity for a third party.

What the register won't show

Service-charge arrears, registered occupants, technical condition and building plans nearby. That's why we request certificates and check the zoning plan.

FAQ

Questions and answers

01Can you buy a flat without a land register?

Yes, e.g. a cooperative ownership right without a register. A certificate from the cooperative is then the basis. The bank may still require a register to be opened.

02How much is a land register extract?

Viewing online is free. A standard extract costs 20 zł, a full one 30 zł.

03Is a mortgage in section IV a problem?

No, if the debt is below the price and the bank consents to removal after repayment.
