- The calculator uses median transaction prices from 2025–2026, not listing prices.
- A typical listing price is about 14% above the transaction price.
- The result is a ±8% range — we give a precise valuation after seeing the flat.
- A certified valuation report (for a bank or court) can only be made by a licensed valuer.
How we calculate
We start from the district's median transaction price and adjust for location, building type and age, condition, floor, balcony and size (smaller flats cost more per m²). A garage parking space is added as a fixed amount.
Transaction vs listing price
According to NBP, in Q2 2026 the average asking price on Wrocław's resale market was 14,394 zł/m² and the transaction price 12,590 zł/m². That's why we show both: you can list a little higher, but you'll sell close to the transaction price.
When you need a valuer
A certified valuation (operat szacunkowy) is needed for a mortgage (ordered by the bank), division of assets, inheritance or court. It usually costs 600–1500 zł. To set a sale price, an agent's expert valuation is enough.
