What we do as your buyer's agent
- Set criteria: budget, district, size, floor, schools, commute.
- Review resale and new-build offers, including off-market ones.
- Attend viewings, film video tours, assess condition and price.
- Check the land register, documents and certificates.
- Negotiate price and terms, draft the preliminary contract.
- Book the notary and translator, take over the flat with a handover protocol.
How to tell if the price is right
We compare the price with deals in the Property Price Register for the same area, not with other listings. Listings show sellers' expectations; notarial deeds show real prices. In Wrocław the gap is on average about 14%.
We factor in floor, lift, condition, year built, balcony and parking. You can also estimate a flat in our valuation calculator.
Deposit (zadatek) or advance (zaliczka)
You lose a zadatek if you pull out, and the seller returns double if they break the contract (Art. 394 of the Civil Code). A zaliczka is always refundable. A preliminary contract in notarial form lets you ask a court to enforce the final sale.
A typical deposit in Wrocław is 5–10% of the price.
